Baton Rouge, LA (March 18, 2014) The owner-occupant housing market in the Greater Baton Rouge area remains strong. Their share of market activity remains buoyed by interest rates and prices attractive to owner-occupant buyers. Investor activity, however, has dropped off a bit. As mortgage delinquencies fade, banks are listing bargain-priced product less often. That means investor activity – which accounts for a substantial market share – is moderating. It's tempting to confuse market normalization with a possible slowdown. But those equipped with high-quality MLS data, like Realtors®, know better.

The latest numbers show market moderation: New Listings in Greater Baton Rouge decreased 4.7 percent to 975. Pending Sales were up 16.0 percent to 775. Inventory levels shrank 9.7 percent to 3,820 units. Prices were still a bit soft. The Median Sales Price decreased 3.8 percent to $165,900. Days on Market was down 4.0 percent to 95 days. Absorption rates improved as Months Supply of Inventory was down 20.0 percent to 5.2 months, neutral market territory.

Baton Rouge, LA (February 18, 2014) The strong housing market recovery means many who were hesitant to sell in recent years may find themselves in a completely different position. Current local market conditions mean contacting a Realtor® for a fresh comparative market analysis might be a good idea.

New Listings in Greater Baton Rouge decreased 18.2 percent to 973. Pending Sales were up 26.7 percent to 774. That combination means inventory levels shrank 8.9 percent to 3,806 units. Prices marched higher. The Median Sales Price increased 4.0 percent to $168,500. The median price is the best measure of home prices; it is the half-way point of the market, with half of the recorded home sales being higher and half being lower. Homes are spending less time for sale too. Days on Market was down 14.0 percent to 86 days. Overall, given how far the market has come, it's a good time for folks to reassess their situation.

2013 GBRAR InducteesBaton Rouge, LA ( January 11, 2013) – The Greater Baton Rouge Association of Realtors® (GBRAR), a Baton Rouge-based trade association representing licensed real estate brokers and agents, certified appraisers, and others in affiliated businesses, has announced its 2013 Board of Directors.

Pat Wattam, of ReMax First, is the association's new President. She succeeds Linda Gaspard, also of ReMax First.

"With continued economic growth and a low unemployment rate," said Wattam, "I predict 2013 will see the greater Baton Rouge area thrive once again."

GBRAR's 2013 Officers also includes Bridget Fredericks, of Home After Home Real Estate, serving as President-Elect and Carol Poché, of Keller Williams Realty Red Stick serving as Secretary-Treasurer.

The Board works to serve the needs of its members, fostering professional growth. In 2012 the Board launched a concentrated initiative on education on professional development classes. The Board looks forward to expanding this initiative.

In addition to the Officers, the GBRAR Board of Directors includes Timothy DeAngelo, John Dunaway, Barbara Anne Eaton, Wendy Heflin-Berry, Ashley LaBorde Vuci, Andrea McKey, Tiffany Palmer, Missy Roberts, Wynona Squires, Jeffery Welsh, Donna Wolff.
