Pending VS. Pending Continue to Show

In the January 2020 MLS Rules update a new status was added to the MLS. This status is Pending Continue to Show (PCS) and is used to show that the listing is pending and that the sellers have directed the participant to continue to show the property and seek agreements of sale.

Pending and pending Continue to Show are very similar. Their definitions are included below with the bold sections showing their differences

Pending
Listings of property in which:
• an agreement of sale is in effect
• the settlement has not yet taken place

Pending Continue to Show
Listings of property in which:
• an agreement of sale is in effect
• the settlement has not taken place
• Participant has been directed by the seller to continue to:
  o Set appointments for showings, AND
  o Seek agreements of sale to present to the Seller.
