Baton Rouge Housing Snapshot: Insights into Homeownership and Market Trends

The latest data from the National Association of REALTORS® offers a valuable look into the state of homeownership, market dynamics, and opportunities for buyers and sellers in the Greater Baton Rouge area. These insights are based on 2023 ACS data and current housing statistics through May 2025, and they highlight several important trends shaping our local real estate landscape.

Homeownership Remains Strong in Baton Rouge

Baton Rouge boasts a homeownership rate of 69.7%, with over 233,000 households owning their homes. Renters make up the remaining 30.3%, totaling just over 101,000 households. The median age of homeowners is 55, compared to 39 for renters, showing that homeownership often increases with life stage and stability.

Key Trends by Age, Income, and Race

  • Age: Homeownership increases sharply with age, from just 13.1% for those under 25 to over 81% for those 65 and older.

  • Income: As household income rises, so does the likelihood of owning a home. Households earning between $150K and $500K have a homeownership rate above 95%.

  • Race/Ethnicity: While White households in the region have a homeownership rate of 79.8%, rates for Black (55.0%), Asian (62.5%), and Hispanic (51.9%) households show there’s still work to be done to close the ownership gap.

Housing Market Activity & Equity Growth

In May 2025:

  • The Sales Index stood at 96.4, indicating slightly lower activity compared to average years.

  • The Price Index reached 131.3, reflecting significant home price appreciation.

  • The Listings Index was 102.6, suggesting more active inventory than recent years.

Over time, homeowners have benefited greatly from equity gains:

  • In just 5 years, the average equity gain is over $68,000.

  • In 10 years, that number exceeds $120,000.

How Lower Rates Could Boost Affordability

One of the most impactful findings involves mortgage rates. If rates fell from 7% to 6%, approximately 13,509 more households in Baton Rouge could afford a median-priced home — including 3,765 renter households.

Based on historical trends, 10% of these newly eligible households are likely to purchase a home, potentially leading to over 1,350 additional home sales in the region over the next 12 to 18 months.
